October 2013 Update

 

End of October 2013 update based on information received from Site Manager Mehmet and feedback from those currently in residence at The Pines:

 

1. COMMUNAL AREAS & GARDENS:

Continuing to look good.

2. POOL:

No problems reported.

3. REFINERY:

No problem reported.

4. WATER WELL:

Water output increasing which sufficient collected for inner and outer site watering.

5. COMMUNAL ELECTRICITY CHARGES:

Some good news, after analysis of monthly bills from 1st March 2013 to date the we are pleased to report that the cost of electric for the nine blocks, outer lighting, irrigation system, pool, refinery and well aka communal electric, the bills have remained stable with most months actually being lower than that of the previous year. We believe this to be due the efficient management by our site manager of the various pumps which not only kept properly serviced but are controlled by timers.

6. ARREARS:

Continued progress on a steady recovery of outstanding back fees.

7. SIGNS FOR PARKING PADS:

Signs for the nine blocks have been created stating that parking is only permitted by authorised owners and their guests. The text have been printed in English, Turkish and Russian with the Russian proof read by a very helpful Russian owner.

8. BLOCK PAINTING:

The committee have approved Stage 1, inner block painting to take place during autumn through winter starting week commencing 11th November. Stage 2, outer block painting will be considered for action towards the end of this fee period.

9. ITEMS UNDER CONSIDERATION BY YOUR COMMITTEE:

  • Sunken Road G – I Block – lift, re-sand & relay

    Currently out for tender

  • Tree Trimming and Rubbish Clearance by Refinery

    Currently out for tender

  • Repair or Replacement of external water meter cupboards:

    Currently out for tender

  • Site Insurance for Pool, Refinery & Well

    Quotes now being sort for pool, well and refinery only which will hopefully be received by next update.

  • Site Wi-Fi

    No longer under consideration. Feasibility and costings have been explored over the past three months after which the committee have decided to abandon on the grounds of it being too expensive and complicated resulting in too great a risk of successfully sustaining on an ongoing basis.

  • Water Policy

    As a result of the installation of the new well it has been decided that as a result of feedback from an owner we the committee create guidelines for how, who and when this water can be used. This policy is currently in draft under review by the committee and will be ready for communication in the next update.

10. GOODBYE TO MICK & PAM AND HELLO NEW OWNER OF G1:

On behalf of the Committee and Owners I would like wish Mick & Pam Hughes all the very best for the future in their soon to be new home after selling their apartment last week to our new owner Fouad Senussi.  Fouad told us that he purchased the apartment for his son who is studying at G. A. U. .
